Two apartments can have an identical purchase price and rent, yet deliver very different net returns — and the usual culprit is the service charge. It is the recurring fee owners pay for the upkeep of shared areas, and it is one of the most important numbers to verify before you commit.

What service charges cover

They fund the maintenance of common areas, building management, security, cleaning, landscaping, and a sinking fund for major repairs. In Dubai they are regulated and charged per square foot of your unit, billed annually or quarterly.

Why they vary so much

  • Amenities: Pools, gyms, concierge, and landscaped podiums all cost money to run — premium buildings carry higher charges.
  • Building age and quality: Older towers can have higher charges if systems need more upkeep or the sinking fund was under-funded.
  • Management efficiency: Well-run owners' associations control costs better than poorly managed ones.

What to check before buying

Ask for the current per-square-foot rate and a recent service-charge statement, and check the official rate published by the regulator. A high charge is not automatically bad — if it funds amenities tenants will pay a premium for — but it must be priced into your net yield, not ignored.
