How to Invest in Dubai Real Estate from Overseas

You do not need to live in the UAE — or even fly in — to buy property in Dubai. Here is how overseas investors purchase, finance, and manage Dubai real estate end to end.

A large share of Dubai's market is international capital, and the process for overseas buyers is more straightforward than many expect. You do not need UAE residency to purchase, and much of the journey can be completed remotely.

Can foreigners buy property in Dubai?

Yes. Foreign nationals can own property outright in designated freehold areas, which include most of the popular investment communities. Buying remotely

  • Power of attorney: You can appoint a representative to sign and complete on your behalf, so you need not be physically present.
  • Remote due diligence: Title checks, developer diligence, and comparables can all be assessed independently before you commit.
  • Digital transfer: The Dubai Land Department process supports verified remote completion in many cases.

Financing as a non-resident

Non-resident mortgages are available from UAE banks, typically requiring a larger down payment than residents (often around 25–40%+). Model the repayments with our mortgage calculator, and budget for the full transaction costs on top of the price.

Currency and repatriation

The dirham is pegged to the US dollar, which removes AED/USD currency risk for dollar-based investors, and there are no restrictions on repatriating rental income or sale proceeds. Investors in other currencies should still factor exchange-rate exposure into returns.
